The subject is located in the southeast quadrant of Zacharias Road and Baldwin Road, generally southwest of Highway 33 and east of Interstate 5. The neighborhood boundaries can generally be described as Zacharias Road to the north, Sperry Avenue to the south, Highway 33 to the east and Interstate 5 to the west.

The site is currently zoned and being used as agricultural land; however, the owner purchased the property for potential future residential subdivision use. The vote to expand the General Plan to include the subject is late 2009. If incorporated, the site would undergo an Environmental Impact Report and project specific Plan for potential residential use.

Site improvements could begin in 2010. The project could feature 570 lots with an average size of 5,400 square feet.
