Lease Term & Occupancy Date
Lease terms of five (5) to ten (10) years commencing upon substantial completion of improvements. Projected shell completion for 4700 Hopson Road: Fall of 2009.
Full Service Rent Rate
Initial rental rate of $21.95 per RSF (rentable square feet).
Operating Expenses
The full service rent rate includes $6.50 for building expenses.
Tenant Improvement Allowance
The Landlord will offer $25.00 per RSF towards a tenant improvement package.
Calculations of Space
For Full Floor Users the rentable/usable factor is only three percent (3%) and for multi tenant floors the core factor is twelve percent (12%).
Security Deposit
Subject to Landlord’s review of tenant’s financials.
