Lease Term & Occupancy Date 

Lease terms of five (5) to ten (10) years commencing upon substantial completion of improvements. Projected occupancy for Keystone Centennial Science Center is June 2010. 

Full Service Rent Rate 

Initial rental rate of $27.95 per SF 

Operating Expenses 

The full service rent rate includes $6.50 for building expenses. Tenant is responsible for utility and maintenance expenses in lab areas.

Tenant Improvement Allowance 

The Landlord will offer $35.00 per SF towards a tenant improvement package.
Additional allowance available.

Security Deposit 

Subject to Landlord’s review of tenant’s financials. 

Use

Laboratory, Class “A” Office and Incubator space are available.
