Electricity

Electrical capacity to the premises is 15 watts pusf (per useable square feet) broken down as follows: 7 watts pusf for HVAC, 5 watts pusf for lights and 3 watts pusf for power. Duke Energy supplies power to the building.
Additional electrical capacity can be provided during the fit-up process as required. A separate electrical meter is required for extraordinary electric requirements.

HVAC

The HVAC system includes electric rooftop units with economizers and variable speed drives. It allows the tenant to initiate after hour usage independently. Each zone typically has a slide gate thermostat for tenant control. During the fit-up process, HVAC distribution is designed to suit the tenant’s needs.

Contractor for Tenant Improvements

Keystone Corporation will provide for the efficient and professional supervision of the design and construction of tenant improvements. There is no cost passed on to tenants for these services.

Telecommunications

Each building is equipped with redundant fiber capabilities. Multiple service providers are available, offering state of the art fiber and copper capabilities via Level 3, Verizon and Time Warner Telecom.

Parking

Four (4) parking spaces per 1,000 square feet available to the tenant. Parking is free and unassigned to Tenant.

Signage

Building standard signage on the lobby directory and suite entry will be provided by landlord via the upfit allowance. Highly visible, exterior building signage is available for full floor users.

Security / Safety

Sprinkler system and fire alarm in the building. Electronically controlled door locking system, security cameras, and secured elevator access available.
